Uptown is Columbus’s central business district, on the bluff above the Chattahoochee River, and the Columbus Historic District is the residential grid along its southern end. The city’s comprehensive plan treats them as two character areas side by side: Uptown, where “the commercial and governmental heart of the city has traditionally been,” and the Historic District, “primarily a residential area that also includes churches, stores, and offices.”

Where it is

For this page we drew the area from three city map layers: the Uptown tax allocation district the city created in 2016, and the Downtown and High Uptown local historic districts. Together they run along the river from the southern blocks of the original grid north to about 14th Street, between the river and roughly 3rd Avenue. Broadway, Front Avenue, Bay Avenue and 1st Avenue are the main streets.

The comprehensive plan describes Uptown as “the main live, work, and play area of Columbus,” with shops, restaurants, art, whitewater rafting, zip lining, outdoor concerts and Market Days. It says recent building between Broadway and 2nd Avenue has widened the core. The Historic District, it says, covers about 20 blocks in the southwest part of the city’s original grid plan, on level floodplain next to the river.

The city’s address data has 985 address points here, 637 of them residential, and every residential address is in ZIP code 31901.

Homes and historic district rules

The plan lists single-family homes, apartments and mixed-use buildings among Uptown’s land uses and calls for “urban, dense mixed-use development.” In the Historic District it asks the city to “actively preserve homes and other structures, particularly in the southern areas of the District.”

Both the Downtown and High Uptown districts are local historic districts. The city’s Board of Historic and Architectural Review requires a Certificate of Appropriateness “for any change in materials or appearance to the exterior of a designated historic property,” including fences, decks, porches, ramps and demolition. Its fees are $50 for a board review, $20 for a staff approval and $100 for a demolition permit submission. Questions: 706-225-3941.

Schools

How a random sample of 100 residential address points here came back in the district’s infoFinder lookup on Oct. 6, 2026. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.
